Dear Applicant:

Please be advised that all applicants will be approved on the following basis:

1. Applicants must be of legal age (18).

2. Applicants must have good credit rating (no judgments, tax liens, or collection items and no current delinquencies).

3. No unlawful detainer (eviction) action.

4. Applicant must have lived in his/her current residence a minimum of 6 months and must receive a favorable rental reference from past residences.

5. Gross monthly (household) income should be equal to or exceed three (3) times the monthly rent. A recent pay-stub must be submitted to screening service for employment verification.

6. Employment must be six (6) months or more. If starting a new position, then applicant must have verifiable previous employment for at least six (6) months.

7. Pets may be accepted at the sole discretion of Landlord and will be subject to an additional security deposit.

8. Non-smoking complex.

9. Management requires a valid drivers license, or identification card (picture ID), and social security number or may request two other forms of identification.

10. Credit Report (application) and screening fee is $32. per person (non-refundable).

11. First month's rent in addition to security deposit is payable at Lease signing.

12. Occupancy accepted (with limitations).
  • 2 Bedroom/2 Bath single story 2 persons per bedroom +1
  • 2 Bedroom/2 ½ Bath two story townhouse 2 persons per bedroom +1
Failure to meet any one of these criteria may result in denial of your application to rent.
